Three-bedder at The Atria at Meyer hits new psf high of $2,116
From June 9 to 16, two condos realised new psf-price highs, with The Atria at Meyer topping the list. A 1,475 sq ft, three-bedroom unit was sold on the second floor for $3.12 million ($2,116 psf). Adding to the list of high psf-prices, a 420 sq ft, one-bedroom unit on the 17th floor of Sturdee Residences was sold for $888,000 ($2,115 psf). On the other hand, only one condo set a new psf-price low. A 2,045 sq ft, five-bedroom unit on the ground floor of Amber Park sold for $4 million ($1,956 psf).The Atria at Meyer is a freehold development in the Marine Parade area in District 15. It has 158 units ranging from 1,044 sq ft to 2,949 sq ft. By June last year, the average price at the condo was $2,043 psf. The Seafront on Meyer and Hawaii Tower, two other condos along Meyer Road that face East Coast Park and the sea, have average prices of $2,083 psf and $1,760 psf respectively.The second highest psf-price peak set for the week is at Sturdee Residences. The 99-year leasehold condo on Beatty Road in District 8 has units ranging from 420 sq ft to 1,830 sq ft. Average resale prices at the 305-unit property stand at a healthy $2,051 psf.Finally, the only unit at Amber Park to go for less than $2,200 psf was the five-bedroom unit sold for $1,956 psf on June 16. On June 12, the freehold development located in the Marine Parade area in District 15 sold a 1,475 sq ft, three-bedroom unit on the second floor for $3.12 million ($2,116 psf). This price surpasses the previous record high of $3.35 million ($2,075 psf) set last year, when a 1,615 sq ft two-bedder on the 13th floor changed hands on April 8.

The second highest psf-price peak set for the week is at Sturdee Residences, a 99-year leasehold condo on Beatty Road in District 8. On June 15, a 420 sq ft, one-bedroom unit on the 17th floor was sold for $888,000 ($2,115 psf). The 305-unit property has a mix of one to five-bedroom units from 420 to 1,830 sq ft, and saw an average price of $1,550 psf at the time of its VIP preview event on April 23, 2016.
Average resale prices at Sturdee Residences stand at a healthy $2,051 psf, and rentals bring in yields of about 3.9%. Price growth at the condo has been steady over the past few years, moving up from $1,660 psf in June 2020.
Amber Park was the only condo to end the week by setting a new psf-price low. On June 16, the developer, City Developments Ltd (CDL), sold a 2,045 sq ft, five-bedroom unit on the ground floor for $4 million ($1,956 psf). This price is lower than the sale of a 1,572 sq ft four-bedder on the fifth floor for $3.5 million ($2,226 psf) on Oct 24, 2021.
Jointly developed by mainboard listed property group CDL and Hong Realty, the Amber Park is a freehold development located on Amber Gardens in District 15. Units at the 592-unit condo range from a one-bedroom-plus-study unit of 463 sq ft to a six-bedroom-plus-study penthouse of 5,005 sq ft. At the time of its sales launch on May 5, 2019, the project was sold at an average price of $2,425 psf.
The average price at Amber Park currently stands at $2,515 psf, the highest among the condos in the Amber Park neighbourhood, which includes One Amber and The Esta. The newly completed Amber Sea on Amber Road, meanwhile, has an average price of $2,628 psf.
This week, two condos set record new psf-price highs, the highest being at The Atria at Meyer. Sturdee Residences followed closely behind, while Amber Park set a new psf-price low. Despite the recent low price, Amber Park holds the highest average price in its neighbourhood, and is close to being sold out.
