Four-room flat at City Vue @ Henderson sells for $1.08 mil

Jermain Eu, PropNex Realty’s associate advisor and the seller’s agent, facilitated the transaction.This marks his first successful resale transaction since becoming an agent at the start of this year. The four-room flat is located between the 30th to 33rd floor at 95C Henderson Road, featuring views of the River Valley and Orchard Road areas.Upon meeting the seller, Eu found that the flat had reached its Minimum Occupation Period (MOP), and the owner was looking to move to a different area through the Selective En bloc Redevelopment Scheme (SERS).Eu initiated the resale process at the end of May and facilitated 15 viewings for prospective buyers. The seller had put up an initial asking price of $1.04 million, matching the previous high in the estate. However, a buyer approached them with an offer of $1.08 million after the flat had been on the market for less than five weeks.

This marks the highest resale sale price for a four-room flat in City Vue @ Henderson – surpassing the previous record of $1.04 million ($1,038 psf) set in March this year.

Jermain Eu, PropNex Realty’s associate advisor and the seller’s agent is also the first agent to close such a successful resale transaction since the start of this year. He is part of a division headed by veteran agent Aaron Wan.

During his door-to-door rounds at City Vue @ Henderson, Eu encountered the seller of the flat who was intending to move to a different area. The 1,001 sq ft four-room flat is located between the 30th to 33rd floor at 95C Henderson Road and also features views of the River Valley and Orchard Road.

Eu actively marketed the flat sale at the end of May and in less than five weeks, a buyer approached with an offer of $1.08 million. Most of the interested buyers were looking for four- and five-room flats in the prime HDB estate – willing to pay a million-dollar sum.

Despite the strong buying interest, many City Vue @ Henderson owners are reluctant to sell their flats now, says Eu. Several owners intend to enjoy the benefits of living in such a central location for at least 10 years.

Record-breaking transactions of HDB flats seem to be on the rise. Last year, a record-breaking sale of a 1,216 sq ft unit on the 41st floor was sold for $1.4 million ($1,151 psf) on May 18. Further, in June this year, a jumbo flat in Tiong Bahru was reportedly sold for $1.5 million.

Eu predicts that the limited new BTO supply and increasing number of flats reaching their MOP will drive up prices in the area. Furthermore, the neighbourhood’s appeal will allow sellers to confidently ask for higher prices. Five-room flats in the area are already priced above $1.3 million.

It is not too far-fetched to assume that we could soon see a four-room flat at City Vue @ Henderson breaching the $1.1 million threshold. The chances of this happening before the end of this year are indeed likely.
