Freehold condo Botanika reaches new high of $2,535 psf

Freehold condo Botanika located in prime District 10 saw a new record psf price achieved on the Aug 28 sale of a 2,099 sq ft, four-bedroom unit. According to the sale, the unit was bought for $5.32 million, or $2,535 psf, beating the previous 2307 psf high of $2,457 psf from the May 2007 sale of a 2,605 sq ft, four-bedroom unit. Developed by Premiera Development, a subsidiary of Tuan Sing Holdings, Botanika houses 34 units, ranging from two- to five-bedders between 1,098 and 3,746 sq ft, and was completed in 2008.
Pinewood Gardens is a freehold condo located along Balmoral Park in District 10 and is a development of City Developments. It was completed in 1990 and consists of 149 two- to four-bedders between 1,227 and 2,099 sq ft. A new psf-price high was recorded at Pinewood Gardens with a three-bedder unit sold at $3.05 million on Aug 25, which works out to $2,443 psf, surpassing the previous high of $2,228 set in July 2020.
Bellerive, a freehold development located along Keng Chin Road, off Bukit Timah Road in District 10 and developed by Sing Holdings, saw a new psf-price high of $2,323 psf set by the Aug 24 resale of a three-bedroom unit at $3.9 million. This surpasses the previous high of $2,192 psf from the Feb 14 sale of a 958 sq ft, two-bedroom apartment for $2.1 million. Bellerive occupies a land area of 29,439 sq ft, and houses 51 units.
Furthermore, the URA also plans to bring a town plaza to the area, as well as sprucing up neighbourhood centres in the estate.
