Four HDB shops at North Bridge Road and Marsiling for sale at $7.2 mil

Huttons Asia has launched an expression of interest (EOI) exercise for the sale of four commercial Housing and Development Board (HDB) shops, with a guide price of $7.2 million. Located both in North Bridge Road and Marsiling, the four shops have a total area of 3,700 sq ft, meaning the guide price works out to $1,946 psf.
David Chun, Huttons Asia’s associate senior marketing director, said that the usage of the shops is incredibly flexible and that they are likely to experience consistent rental demand. He also believes that there is potential for capital appreciation with the shops.
Lee Sze Teck, Huttons Asia’s senior director of data analytics, has highlighted the advantages of the shops. He has noted that they are not subject to additional buyer and seller’s stamp duty and that no GST is payable.
The units can be bought individually or collectively as a portfolio, and the EOI for the four shops will close on Oct 2 at 2 pm.
Surrounding amenities for the shops at North Bridge Road include the Lavender MRT Station and the Immigration and Customers Authority Building, whereas the shop in Marsiling is within walking distance to the Marsiling MRT Station.
The palatable quantum of the four shops is set to draw healthy interest from investors, and it is likely that they will prove to be a good buy.
