in Singapore hit new psf-price highs in August, with 1919, Adana @ Thomson and Flamingo Valley all setting new records. On Aug 11 at 1919, located on Sophia Road in prime District 9, a 560 sq ft one-bedroom-plus-study unit on the fifth floor sold for $1.278 million or $2,283 psf, surpassing the previous high of $2,233 psf set in September 2013. This unit had been purchased by the seller from the developer in July 2012 for $1.184 million ($2,115 psf), thus registering a gain of $94,000 on the transaction.
At Adana @ Thomson in District 20, a 560 sq ft two-bedroom unit on the fourth floor sold for $1.082 million or $1,933 psf, completing the Aug 11 transaction. The property was originally purchased by the seller from the developer in July 2017 for $944,200 ($1,687 psf), and saw a gain of about $138,000 in approximate profits. The previous psf-price high at Adana @ Thomson was set in July when a 560 sq ft unit sold for $1.08 million or $1,930 psf.
Flamingo Valley, a freehold condo located on Siglap Road in District 15, achieved a new psf-price high of $1,898 psf on Aug 10 with the sale of a 1,238 sq ft three-bedroom unit on the fourth floor for $2.35 million. This beats the previous record of $1,891 psf registered in March when a 1,216 sq ft unit changed hands for $2.3 million. Developed by Frasers Property and completed in 2014, the 393-unit property comprises one- to four-bedders between 517 and 3,111 sq ft, and is located on Siglap Hill surrounded by landed housing neighbourhoods.
No new psf-price lows were recorded during the period in review. Ultimately, the surge in prices at 1919, Adana @ Thomson, and Flamingo Valley indicates a healthy market in Singapore for condominium properties.
