Three-bedder at One Devonshire sets new high at $3,042 psf

It is the first time that a resale unit at the freehold condo has crossed the $3,000 psf threshold. Also, the sale of a 1,948 sq ft unit at Sommerville Park for $4.45 million ($2,284 psf) on Aug 4 registered the second highest psf-price high during the week.On Aug 4, a 947 sq ft unit at Orchard Towers was sold for $2.08 million ($2,196 psf). This is the first time a resale apartment at Orchard Towers has fetched more than $2,000 psf. Prices at the development have trended steadily upwards, moving from $741 psf in August 2003 to $1,101 psf a decade later in August 2013.At One Devonshire, the average resale price has increased to about $2,605 psf this month from $2,162 psf in August 2013. At Sommerville Park, the average resale price is about $2,079 psf this month, while at Orchard Towers, the average price is about $1,733 psf.At One Devonshire, the sale of a 1,216 sq ft unit marked a new psf-price high for the condo and topped the list of condos that achieved a psf-price high for the week of Aug 1 to 8. Only one other transaction at the freehold development has been recorded so far this year, for which a 1,292 sq ft unit fetched $3.36 million ($2,608 psf).

The only other transaction at One Devonshire this year was a 1,292 sq ft unit that fetched $3.36 million ($2,608 psf).
At the sprawling 855,571 sq ft development Sommerville Park, a 1,948 sq ft unit was sold for $4.45 million ($2,284 psf) on Aug 4. The latest in a series of resale transactions, this marks the highest psf-price achieved at the freehold development, where the average resale price is about $2,079 psf.

The average price at Orchard Towers this month is about $1,733 psf.
No new psf-price lows were recorded during the period in review. One Devonshire and Sommerville Park are located on Devonshire Road and Farrer Drive in River Valley and District 10 respectively, while Orchard Towers is on Claymore Road.
The three developments are close to the amenities at Orchard Road, Great World City, Fort Canning Park, and the riverfront attractions along Boat Quay and Clarke Quay, as well as the Good Class Bungalows along Gallop Road, Cluny Hill, and Holland Park; condos on Leedon Road; and Holland Village and Dempsey Road areas.
At One Devonshire, prices have seen a gradual and consistent increase over the past decade. This month, the average resale price lies at about $2,605 psf. At Sommerville Park, it is about $2,079 psf, while at Orchard Towers, the average psf-price is about $1,733.

In February of this year, a collective sale committee at Orchard Towers failed to obtain the requisite 80% approval to proceed with a proposed collective sale tender. The committee had earlier announced plans to pursue a collective sale bid of the development with a guide price of $1.6 billion.
