Resale of four-bedder at The Grange sees $3.85 mil profit

Purchased for $3.35 million ($1,469 psf) in September 2005, the four-bedroom unit went for $7.2 million ($3,155 psf) on July 10, resulting in a profit of $3.85 million (115%). This makes it the second most profitable sale at The Grange and an annualised profit of 4.4% over almost 18 years.Apart from The Grange, the sale of a 3,498 sq ft unit at Wing On Life Garden on Bukit Timah Road, resulted in a profit of $2.33 million (38%) for the seller. The luxury freehold condo had been purchased for $6.1 million ($1,744 psf) in November 2019, and was subsequently sold for $8.43 million ($2,410 psf) on July 10. Prices at Wing on Life Garden have increased continuously since its completion and average selling prices now stand at approximately $2,266 psf.At the other end of the spectrum, the sale of a 1,324 sq ft two-bedroom unit at Miro on Lincoln Road resulted in a loss of almost $649,000 (23%) for the seller. The unit had been purchased for $2.88 million ($2,174 psf) in June 2012 and was sold for $2.23 million ($1,684 psf) 11 years later in July. Prices at Miro have not seen the same appreciation as that of Wing On Life Garden and the average selling price is now at around $1,658 psf.The Grange and Wing On Life Garden are prime examples of how investing in premium luxury properties can reap huge rewards for the seller over the long term. While the most profitable resale at Miro came with a short-term loss, the overall trend in District 11 still points to an upwards trajectory in prices.

Recently launched projects such as 3 Orchard By-The-Park ($3,754 psf) and Park Nova ($4,521 psf) command the highest psf prices in the neighbourhood. Prices at The Grange have tapered off in recent years compared to the period after its completion. The average price stands at about $$2,589 psf today, though The Grange still records some of the highest prices in the area, given the other developments such as neighbouring Parkview Eclat ($3,264 psf) and Cliveden at Grange ($3,026 psf).

The second most profitable sale during the week was that of a 3,498 sq ft unit at Wing On Life Garden on Bukit Timah Road. The seller earned a profit of $2.33 million (38%) with the unit being sold for $8.43 million ($2,410 psf) on July 10, after having been purchased for $6.1 million ($1,744 psf) in November 2019. This translates to an annualised gain of 9.2% over almost four years.

The most profitable resale at Wing On Life Garden is for a 3,305 sq ft unit that was transacted for $5.9 million ($1,785 psf) in October 2019. This resulted in a record profit of $2.8 million (139%), which translates to an annualised gain of 9.3% in 13 years.

At the other end of the spectrum, the sale of a 1,324 sq ft, two-bedroom unit at Miro on Lincoln Road resulted in a loss of almost $649,000 (23%). The unit had cost the seller $2.88 million ($2,174 psf) in June 2012 but was sold for $2.23 million ($1,684 psf) 11 years later in July. Prices at Miro have fallen since their peak of $1,778 psf, and they now stand at around $1,658 psf.

The most unprofitable transaction lodged during the week was for this same unit at Miro. The seller saw an annualised loss of 2.3% over 11 years.

The Grange and Wing On Life Garden are prime examples of how investing in premium luxury properties can reap huge rewards for the seller over the long term.
