SingHaiyi sells 550 units at Grand Dunman best-selling project in 2.5 years

The launch weekend (July 15-16) of Grand Dunman, a 99-year leasehold condo on Dunman Road in District 15, proved to be a huge success with an impressive 54.6% take-up rate. Out of the 1,008 units available, 550 units were snapped up with the average price per square foot being approximately $2,500.

SingHaiyi Group and CSC Land Group are the joint developers of Grand Dunman and its stellar performance, selling the most units among all projects launched in 2023, is certainly noteworthy. 90% of buyers were Singaporeans, 9% Singapore Permanent Residents and the remaining 1% were foreigners, observed Gary Lim, SingHaiyi Group’s head of sales and marketing.

The project offers a great mix of unit types, ranging from one- to three-bedroom units, including dual-key units. Around 70%, as estimated by Lim, were priced below the $3 million mark. This no doubt drew interest from homebuyers and investors alike, as it presents them with more options.

The Tampines North MRT Condo development is comprised of two 35-storey towers and will feature 660 residential units. There will be a mix of one, two, three, and four-bedroom units as well as several penthouses. Several amenities will be located nearby, including Tampines Park and Tampines Quarry Park, East Point Mall, and Tampines 1. Ismail Gafoor, CEO of PropNex praised the exceptional performance of Grand Dunman. “As a mega-project with over 1,000 units, it provides homebuyers with more unit types and sizes options,” Gafoor remarked.

Mark Yip, CEO of Huttons Asia, further observed that Grand Dunman was the top-selling project since the 1,862-unit Normanton Park, which sold about 600 units on its launch weekend in January 2021. This makes Grand Dunman the best-selling project in 2.5 years.

The proximity of Grand Dunman to Dakota MRT station, which is just a two-minute walk away, is another major draw. Not only does the convenience appeal to owner-occupiers, investors are also assured of its rentability.

Having established its locational credentials, Grand Dunman is also close to the CBD, the Old Airport Road Food Centre, the Katong heritage area and within 1km of the Kong Hwa School. This created much buzz at its preview weekend which attracted around 10,000 visitors.

Ken Low, managing partner of SRI and Marcus Chu, CEO of ERA Singapore added that south-facing units that overlook the prestigious private landed estate of Mountbatten and Meyer area, the East Coast Park and the sea command the highest premium.

The strong sales at Grand Dunman also had a spill-over effect on the two other projects in District 15 that launched earlier this year: the 638-unit Tembusu Grand in April and the 816-unit The Continuum in May.

Overall, Grand Dunman has been the best-selling project of 2023 in terms of number of units sold, making it a strong contender for the residential market in the area. It remains to be seen how the project will fare in the long-term.
