EdgeProp has identified several units that could be the dream home for buyers interested in residing in Bukit Merah, both in HDBs and condos.

The Foresta @ Mount Faber is a freehold development located along Wishart Road in District 4. The 141 units obtained Temporary Occupation Permit (TOP) in 2014 and the listings on EdgeProp showed several units with asking prices below $1 million.

Those priced on the lower end are one-bedroom units with 430 sq ft of space priced at $880,000 ($2,047 psf), while the higher end are also one-bedroom units, but with 484 sq ft of space, priced at $990,000 ($2,045 psf).

In addition, those looking to stay near the CBD may prefer Spottiswoode 18, a freehold property that received TOP in 2014 and has 251 units. With Outram and Cantonment MRT Stations within walking distance, the convenient location has seen prices for one-bedroom units increase at a faster rate of 20% to an average of $2,426 psf since 2016. The listings on EdgeProp showed several units in the below $1 million range.

Families interested in Bukit Merah can find five-room HDB flats in that area, as well as in the vicinity of Spottiswoode 18. Approximate 10 listings were seen in EdgeProp, some with asking prices as low as $816,000 ($627 psf). However, these older flats, completed in 1979, may not have a long tenure left and compensation can be found in its convenient location beside the future Cantonment MRT Station.

On the other hand, newer flats like those at 86 Telok Blangah Heights and 85 Telok Blangah Heights (completed in 2003), had listings under $1 million, although the asking prices were higher.

According to Edgeprop Market Trends, the average resale price for five-room HDB flats in Bukit Merah has grown by 22% to the current price of $724 psf in the past eight years. This is higher than the average resale price of $709 psf in the Central Region, but lower than the islandwide average of $540 psf.
