, prices, and floor plansDemand for executive condos is on the rise. On 16th September, Qingjian Realty and Santarli Realty opened for balloting for second-time HDB buyers at Altura Executive Condominium. Out of the 360 units on offer, 95 were sold, representing an impressive 87.5% take-up rate. The average price of the units sold was approximately $1,470 psf.

Altura is the first executive condominium launched since 2001 in Bukit Batok, and it has been very well received by first-time buyers, according to Marcus Chu, CEO of ERA Singapore. It is located near the future Tengah Integrated Transport Hub and Anglo-Chinese Primary School, which is also likely to have played a role in the strong demand.

ECs are an attractive option for HDB upgraders due to their affordability and potential for capital appreciation. This is particularly the case now, as EC land rate has hit a record-high in a recent land tender. Some buyers may therefore want to take advantage of this opportunity before prices rise further.

The joint venture venture of Tampines Ave 11 Condo by CapitaLand, UOL, and SingLand was introduced on June 27. It will offer 1,190 new residential units, as well as retail and community amenities to cater to the needs of the expanding resident population in Tampines North.
