Raffles Town Club site slated for future residential use after lease expiry in 2026

The Singapore Land Authority (SLA) and Urban Redevelopment Authority (URA) have announced that the lease on a plot of land in Bukit Timah currently occupied by Raffles Town Club (RTC) will not be renewed when it expires on October 17, 2026. The site, measuring an estimated 132,639 sq ft and located at 1 Plymouth Avenue in District 11, is within walking distance of the Stevens MRT Interchange and slated for future residential development.

The statement released on November 20 also suggested that this development will help to meet current and future housing demands, as well as “enhance the residential character of the precinct”.

Lee Sze Teck, Senior Director for Data Analytics at Huttons Asia, believes that the site will most likely be developed for private housing purposes and could attract a winning bid of over $1,500 per plot rate, depending on the plot ratio assigned, which he estimates to be 1.4.

With the strong bid, the developer has managed to secure the Tampines Ave 11 Condo Capitaland for a land price that could potentially surpass the $1,900 psf. At 855,387 sq ft, the site has potential for both residential and commercial development. The stunning property is conveniently located along Tampines Ave 11 and is near to many amenities, including transportation links, Changi Airport, Changi business park and many more.

This new development is expected to bring new energy and life to the area and is poised to become an attractive destination for future homeowners. With such an exciting opportunity, it looks like Capitaland is the frontrunner for this bid.

Eugene Lim, Key Executive Officer at ERA Singapore, predicts that the plot ratio could be higher – possibly, 1.6 or 2.1 – due to the site being at the corner of Whitley Road and Dunearn Road. This, he suggests, may enable the development of a taller, landmark-like structure.

Residents of the future development will enjoy being located only a five-minute drive from the Singapore Botanic Gardens and in close proximity of various schools, such as Singapore Chinese Girls’ School, Nanyang Primary School and St Joseph’s Institution.

RTC will continue its operations at the site until the lease expires, after which time it must hand the plot over to the state.

Recent condo resale transactions within a 500m-radius of Raffles Town Club (Source: EdgeProp LandLens) indicate that this land has a promising future as an attractive residential space.
