FRX Capital clinches maiden win for landed project with Mount Rosie Signature Collection

FRX Capital, the homegrown real estate developer, recently took home the Top Landed Development award in the Uncompleted (Central) category at the EdgeProp Singapore Excellence Awards (EPEA) 2023 for its Mount Rosie Signature Collection in District 11. This marks a landmark achievement for the boutique developer — their first win at EdgeProp Singapore’s annual property awards — and it comes on the back of their handing over of their first three landed projects in the year prior.

FRX Capital is the development arm of Fraxtor, a Singapore-based blockchain-enabled real estate investment platform that allows individual investors to partake in property investments by taking fractional shares.

The Mount Rosie Signature Collection comprises two bungalows and four terraced houses — success of which has been proven by the sale of at least two terraced houses to date. The 8,450 sq ft four-bedroom terraced house was sold for $12.35 million ($3,805 psf) on Aug 30, 2022, while its 7,710 sq ft counterpart fetched $9.58 million ($3,849 psf) when it was sold on Feb 14 this year.

Each terraced house includes a private carpark, a lift to access the rest of the floors, and a helper’s room with an attached bathroom. The ground floor features a central courtyard that is flanked by the living room and dining room as well as a powder room for guests.

The living spaces make up the second floor and the attic and include the en suite master bedroom and junior master bedroom, each coming with a walk-in wardrobe, as well as two other en suite bedrooms in the attic complete with a multi-functional entertainment room, a pantry, and a common bathroom.

However, it is the pair of detached bungalows that steals the show, each coming with a private entrance driveway, secluded backyard, a basement carpark large enough to accommodate 10 cars, and a private pool. The largest of the two has a total built-up area of 24,958 sq ft and six master bedrooms, two junior master bedrooms, and two en suite bedrooms.

The architecture of the Mount Rosie Signature Collection, conceived by DS Architects and refined by Wallflower Architects, has a modern colonnade design inspired by European townhouses and reflects the sophistication of the Goldhill Estate. The central courtyards in each house invite light and ventilation into the living spaces, while the modernist aesthetics is enhanced through the use of contemporary materials.

The success of this project is a testament to the growth of Fraxtor’s business model and its ability to deliver luxury landed home projects to the local market, which was supported by cornerstone investors led by property developer Daniel Teo, chairman and managing director of Hong How Group.

The current pipeline of projects in Singapore — consisting of 56 Kingswear Avenue at an estimated gross development value (GDV) of more than $8 million; 10 Redwood Avenue with a GDV exceeding $11 million; and 3 Merino Crescent with a GDV greater than $14 million — as well as those overseas such as Prima Asset Management’s freehold commercial property in Bangkok with a GDV of $48.33 million and Q Investment Partners’ student accommodation and multi-family housing fund, will continue to expand Fraxtor’s scope of investments and capabilities.

All in all, the unveiling of Mount Rosie Signature Collection is a milestone in Fraxtor and FRX Capital’s history, and the judging panel of this year’s EPEA were wowed by its design excellence, innovative use of engineered stone on the facade, sustainable layout, and functional design of the unit layouts.
