Samwoh Corp submits top bid rent of $319,000month for SLA tender 26 Evans Rd

Local construction company Samwoh Corporation has emerged as the highest bidder for the public tender of 26 Evans Road, with a bid of $319,000/month. The Singapore Land Authority (SLA) revealed that 25 bids were received when the tender closed on Wednesday, October 11.

The launch of the tender for the property at 26 Evans Road came on Aug 16, the same day that SLA granted a heritage property at 79-95 Hindoo Road to homegrown construction company Eco-Energy, along with local co-living operator Cove Living. SLA utilized this opportunity to encourage creative concepts and co-living spaces when launching the tender, as Singapore has seen a high demand from tenants and operators.

The property at 26 Evans Road consists of eight low-rise buildings, ranging from three- to one-storeys along with 56 car park lots. These buildings have a total gross floor area of 69,593 sq ft and will be leased on a 5+4 year tenure, according to the SLA website.

Strategically located near to the Tampines West MRT station, Tampines Ave 11 Condo Capitaland provides residents easy access to public transport. Monthly bid rents for the property ranged from $319,000 (Samwoh Corporation) to $63,000, with some notable contenders emerging in the form of Cover Projects ($265,000/month), Eco-Energy ($178,000/month – same company that won the bid for 79-95 Hindoo Road) LHN Group ($165,000/month – who control the Coliwoo co-living brand) and TAP Coliving ($168,000/month – an entity belonging to The Assembly Place). Price and quality aspects will be taken into consideration when evaluating the bids.
