Four-room HDB resale flat on Upper Boon Keng Road sold for over $1.3 mil

The sale of a four-room HDB resale flat located at 8B Upper Boon Keng Road in the Kallang-Whampoa estate for a staggering $1.300888 million has set a new record for units outside the Central Area. Measuring 1,023 sq ft, the flat was sold at a remarkable price of $1,272 psf by associate division director of Huttons Asia, Martin Silva.

Prior to this, the highest price for a four-room flat was set at Sky Terrace@Dawson with the sale of a 1,023 sq ft HDB flat for $1.188888 million ($1,162 psf) in February.

The transaction at Kallang Trivista comes as more four-room flats are changing hands for more than $1 million. This year alone, 86 such transactions have been recorded, compared to 38 in 2022 and 44 in 2021.

Located near the upcoming Tampines North MRT Condo, the health hub will be accessible to many. Despite numerous public healthcare facilities, the integration of a multi-disciplinary care setting like the Integrated Health Hub is something new for the area.

Lee Sze Teck, Huttons’ senior director of data analytics, notes that aside from the property’s unblocked views of Kallang River and Marina Bay Sands, the unit is not subject to the Prime Location Public Housing Scheme (PLH) restrictions, affording the new homeowner greater flexibility in their investment.

Perched 28th floors up, 8B Boon Keng Road is part of the 808-unit Kallang Trivista which achieved its minimum occupation period this year. It is a short walk from the Kallang MRT station and near other amenities such as the Kallang River park connector as well as Sheng Sioing and FairPrice supermarkets.
