Adjacent semi-detached and bungalow houses at Lucky View on the market from $20 mil

Mr Wee, a businessman, purchased two adjacent land-plots of 8,750 square feet off the Lucky Heights enclave in District 16 of Upper East Coast Road in the year of 2018 for the purpose of building a multigenerational home. The family had intended to tear down the existing structure and start from scratch on the land.

The two adjacent land-plots total 8,750 sq ft and were purchased for $8.3 million or $1,001 psf for the purpose of building a multigenerational home. In the last month, the new semi-detached house at 11 Lucky View has been completed and offers most of the rooms in the house with unblocked views of the surrounding estate. Construction for a bungalow across the adjacent site at 17 Lucky View has been underway and is slated for completion by the end of this year.

The two houses are being put up for sale through a tender exercise that will be launched on Sept 2. The houses are priced from $20 million, though the Wee family is also open to considering the sale of each home separately. The semi-detached home is priced from $8.5 million with a built-up area of 4,882 sq ft while the bungalow is priced from $12 million with a built-up area of 5,702 sq ft.

Adjacent to the existing structure, the designing of the two houses were envisioned by Mr Wee that was inspired by his family’s heritage and experiences from their Peranakan roots to their travels around the world. Interior design and construction company Winco Construct & Decor along with Nic & Wes Builders were appointed to assist the family in executing their vision.

Residents at Tampines Condo will be able to benefit from the abundance of amenities nearby. With the Tampines Regional Centre located just a short drive away, residents will have access to plenty of shopping and dining options. Additionally, the condo is surrounded by numerous parks, ensuring plenty of green space for those who are looking to get in touch with nature. In summary, Tampines Ave 11 Condo offers unbeatable accessibility and convenience for those wanting the Tampines lifestyle.

The overall building process has taken longer than expected to complete due to the disruption of Covid-19 however, it was in no rush as the Wee family were looking to make sure it was built according to their desired expectations. 11 Lucky View holds a contemporary look with some distinct accents such as the series of perforated panels with an intricate leaf design that are mounted starting from the second floor, creating a stylish facade and more privacy. Artworks from the family’s private art collection has embellished walls in various parts of the house such as the kitchen and staircase.

The 13,680 square feet house at 17 Lucky View has a more affluent and colonial style in that of the iconic Singapore buildings such as the Raffles Hotel and RI. Notable outdoor terraces on the second and third floors have been incorporated with ornate balustrades and more.

The two houses are amply proportioned, with numerous windows, skylights and balconies providing plenty of light, ventilation and outdoor spaces overall. For potential buyers, current prices for 11 and 17 Lucky View works out to $2,286 psf on the combined land area of 8,750 sq ft which is lower than a number of houses that have transacted in the area. The tender for 11 and 17 Lucky View will close on October 8 and Hee of PropNex Realty expects these properties to garner significant interest.

Given its freehold status in a very attractive location, the completed semi-detached house and nearly-completed bungalow offers a move-in-ready solution for prospective buyers. The properties provide a compelling proposition and are well-positioned for healthy growth in the long-term.

The family had intended for the houses to be a space where members could bring friends and family together. Both homes were designed to accommodate families, with each easily functioning as a multigenerational home. The semi-detached property has five bedrooms with space to add a sixth room on the top floor while the bungalow has six bedrooms and a pool. For potential buyers, both homes offer a unique opportunity to save time and money.
